Data sources
AgentSpotlight is an independent platform using publicly available government data sources, user-contributed reviews, and agent-managed profile content.
What we use
- CEA public register — agent names, registration numbers, agency details, and registration periods.
- Transaction records — aggregated government open data (e.g. Data.gov.sg) to show activity patterns where available.
- Community reviews — ratings and comments submitted by users who sign in with Google.
- Agent-managed profiles — photos, intros, WhatsApp contact preferences, service areas, and Digital Bulletin posts added after an agent claims their profile.
How agents are ordered
“Most reviewed” orders the directory by public review count. Profile ownership and contact availability break ties. Review volume is not a quality rating. Reactions, posts and paid subscriptions do not improve this order. “Latest updates” is a separate way to browse recent profile activity.
What a match means
Request matching requires a relevant declared property focus and service area. Public reviews and recent profile activity help order eligible agents. These profile declarations are not proof of transaction experience, and matches do not guarantee that an agent is available. Paid status does not improve matching.
Read each type of evidence separately
A claimed profile means its ownership has been checked. CEA registration records describe registration status. A transaction verification label applies to the review it accompanies. None of these signals alone is an endorsement of service quality. Missing reviews or recorded transactions mean limited evidence, not necessarily poor service.
We do not claim to represent any estate agency or industry organisation. Transaction and register data may not be complete or up to date in real time.
